Home Owner Maintenance Tips

When you first buy your home there is so much to remember. A lot of the time regular maintenance gets forgotten. So many times I go to an inspection and you can see immediately that basic maintenance has not been done. It isn’t hard to take care of your home, and if you take care of your home, then your home will take care of you. Here are some tips to stay on top of your home.

Don’t forget to give your home some love

Monthly

  • Check furnace filters, HRV filters and humidifier inserts
  • Check fire extinguishers
  • Check Smoke and CO detectors
  • Clean range hood filters
  • Clean garburator
  • Watch the ceiling (If the roof is leaking first signs can be stains in the ceiling)

4 Times a Year

  • Vacuum out the dryer vent and surrounding area
  • Check caulking around showers tubs and sinks
  • Check refrigerator coils for dust and debris
  • Check exterior vents (dryer, kitchen, bathroom and fresh air) for dirt or debris

Watch out for winter

Fall

  • Winterize exterior faucets and disconnect hoses
  • Seal any exterior penetrations with flexible sealant
  • Seal driveway, walkways, and garage floors with flexible sealant
  • Inspect roof for deterioration
  • Clear gutters and ensure downspouts are a minimum of 6 feet from home
  • Service furnace and water heater
  • Have chimney cleaned and inspected

Spring

  • Check deck for exterior deterioration
  • Clean window wells
  • Inspect roof and gutters for proper drainage and deterioration
  • Check ground drainage around the home
  • Service Air Conditioner
  • Check screens for the windows
